How often should a commercial roof be inspected?

Twice a year is the industry standard: once after winter and once after the fall leaf drop, plus after any severe storm or rooftop trade work. Roofs over 15 years old or with heavy rooftop equipment often justify quarterly visits.

How quickly can you respond to a commercial roof leak?

Can a rusted metal roof be repaired instead of replaced?

Usually, yes. If panels are structurally sound, rust is treated, fasteners replaced and the roof coated with a fluid-applied system. Replacement is only recommended when panels are perforated or the deck is compromised.

How long does a commercial roof replacement take?

A 20,000 to 50,000 square foot single-ply roof typically takes two to five weeks depending on tear-off, insulation and rooftop equipment. Larger or phased projects are scheduled section by section so the building stays dry every night.

How long does a commercial roof coating last?

Manufacturer-warranted coating systems are typically rated for 10, 15 or 20 years depending on chemistry and thickness. Roofs can then be recoated for another term.

Will adding an HVAC unit void my roof warranty?

It can, if the curb flashing is done by someone other than an authorized roofing contractor or with incompatible materials. Having us flash the curb keeps the warranty intact.

How does an infrared roof survey work?

Wet insulation absorbs more heat during the day and releases it more slowly at night. A thermal camera detects those warmer areas after sunset. We confirm with core samples and moisture meters.

Should I replace my roof before installing solar?

If the roof has less remaining life than the array, yes. Removing and reinstalling an array to replace a roof later typically costs far more than replacing or restoring the roof first.

How often does commercial masonry need repointing?

Well-executed repointing lasts 25 to 50 years depending on exposure. Parapets, chimneys and south- and west-facing walls weather fastest and are often repointed first.

How long do masonry sealers last?

Penetrating water repellents typically perform for 7 to 10 years before reapplication. Elastomeric coatings carry 10-year or longer warranties depending on the system.

What causes brick to spall?

Water enters the brick, freezes and expands, breaking the face off. The sources are usually failed mortar joints, missing flashing or copings, and rusting steel behind the wall.

How long does commercial building sealant last?

Typically 10 to 20 years depending on the product, joint design and exposure. High-performance silicones last longest. Inspect sealant annually after year 10.

Can you waterproof a foundation from the inside?

Yes. Negative-side crystalline coatings, cementitious systems and crack injection stop water from the interior when excavation is not practical.

How do I know if a leak is from an expansion joint?

Leaks that track along the line where two building sections or roof areas meet, or that appear at columns and walls below a deck joint, usually originate at the joint.

What causes concrete spalling?

Most commonly, water and salts reaching the reinforcing steel. Rust expands and breaks the concrete cover off. Freeze-thaw cycles and poor original placement contribute.

What is the difference between roof maintenance and a WeatherReady™ Building Maintenance Plan?

Roof maintenance covers the roof. A WeatherReady™ Building Maintenance Plan adds the walls, sealant joints, masonry, drainage and decks so the entire envelope is inspected and documented.

What is the difference between paint and elastomeric coating?

Elastomeric coatings are applied 5 to 10 times thicker than paint and stretch to bridge cracks as the wall moves. Paint is decorative; elastomeric is waterproofing.

How long does a parking deck traffic coating last?

Quality urethane traffic coatings typically last 10 to 15 years in drive lanes with periodic top-coat renewal in high-wear turning areas.

Is pressure washing safe for brick?

High pressure is not. It erodes mortar joints and the brick face. We use low pressure with appropriate cleaners, which is safer and more effective.
