Commercial roof maintenance is a scheduled program of inspections, minor repairs and documentation that keeps a low-slope roof watertight and its manufacturer warranty valid. How often should a commercial roof be inspected?

Twice a year is the industry standard: once after winter and once after the fall leaf drop, plus after any severe storm or rooftop trade work. Roofs over 15 years old or with heavy rooftop equipment often justify quarterly visits.

Does maintenance keep my manufacturer warranty valid?

In most cases, yes. Manufacturers such as Elevate (Firestone) and Carlisle require the owner to perform and document regular inspections and maintenance. Our reports are formatted to satisfy that requirement.

Can you maintain a roof you did not install?

Yes. We maintain roofs of every age and system type: TPO, EPDM, PVC, modified bitumen, built-up and metal. The first visit includes a baseline condition assessment.

What does a maintenance program cost?

Pricing depends on roof area, system type, rooftop equipment density and visit frequency. Most owners find a program costs a fraction of a single emergency repair and interior cleanup. We quote after a no-cost initial inspection.
