Re-caulking is the removal of failed sealant from building joints — around windows, curtain walls, precast panels, storefronts and control joints — and installation of new, properly tooled sealant. Re-glazing replaces failed glazing gaskets or wet seals at windows. Together they restore the building envelope's water and air seal. Statesville Roofing performs both across North Carolina.

Most building envelope leaks are not roof leaks. They are failed sealant joints at windows, panel edges and wall transitions. Sealant has a service life of 10 to 20 years; after that it hardens, cracks and pulls away, and every rain pushes water into the wall.

Our crews remove failed sealant completely, prepare and prime the substrate, and install compatible high-performance sealant tooled to the right profile. At windows, we replace deteriorated gaskets and wet seals so glass stays put and water stays out.

How long does commercial building sealant last?

Typically 10 to 20 years depending on the product, joint design and exposure. High-performance silicones last longest. Inspect sealant annually after year 10.

Can you caulk over old sealant?

No. New sealant will not bond reliably to failed sealant. Complete removal, cleaning and priming are essential to a lasting repair.

What is wet-seal glazing?

Replacing deteriorated glazing gaskets with a sealant bead between glass and frame. It is a durable, cost-effective fix for leaking windows and curtain walls.
