Metal roof repair addresses the specific failure points of standing-seam and exposed-fastener metal roofs: backed-out or corroded fasteners, failed seam sealant, rusted panels and leaking penetrations. Statesville Roofing repairs and restores commercial metal roofs across North Carolina and is ES-1 certified for shop-fabricated edge metal.

Metal roofs are tough, but they move. Every day of thermal expansion works fasteners loose and stresses seam sealants. After 15 or 20 years the result is predictable: leaks at fasteners, rust at laps and pinholes in panels.

Replacing a metal roof is a large capital project. In most cases it is not necessary. Targeted repairs followed by a fluid-applied metal roof coating can add 10 to 20 years of watertight life at a fraction of replacement cost.

Signs your metal roof needs repair

  • Leaks at fastener rows, especially after temperature swings
  • Rust streaks below fasteners or along panel laps
  • Backed-out, missing or 'volcanoed' screws
  • Cracked or missing sealant at ridge caps, end laps and penetrations
  • Loose or damaged edge metal, gutters or ridge vents
  • Oil-canning or panel distortion near HVAC curbs

How it works

Our four-step process

The same process behind more than 98,000 service projects since 1989. No surprises, no pressure, everything in writing.

  1. Consultation

Tell us what you are seeing and when you need it handled. A project manager, not a call center, calls you back.

  2. Inspection

We inspect panels, fasteners, seams, flashings and edge metal, note corrosion levels and test for hidden moisture in insulation below.

  3. Proposal

You receive a repair scope with options: targeted repairs, repair plus coating restoration, or replacement, with life expectancy and pricing for each.

  4. Work & Quality Check

Repairs and coatings are applied to manufacturer specification and inspected. Restoration systems come with a manufacturer warranty option.

Good to know

Metal Roof Repairs questions, answered

Can a rusted metal roof be repaired instead of replaced?

Usually, yes. If panels are structurally sound, rust is treated, fasteners replaced and the roof coated with a fluid-applied system. Replacement is only recommended when panels are perforated or the deck is compromised.

How long does a metal roof coating last?

Properly prepared and applied metal roof restoration systems typically carry 10- to 20-year manufacturer warranties and can be recoated at the end of that term.

Why do metal roofs leak at the screws?

Thermal movement works fasteners loose and wears out the rubber washers. Replacing with larger-diameter, gasketed fasteners and sealing the heads is the standard fix.

Do you repair standing-seam roofs?

Yes. Standing-seam roofs fail differently, usually at clips, end laps and penetrations, and we repair those with compatible methods.
