Commercial roof maintenance is a scheduled program of inspections, minor repairs and documentation that keeps a low-slope roof watertight and its manufacturer warranty valid. Statesville Roofing has run maintenance programs for North Carolina facilities through a dedicated service department since 1989, covering more than 32 million square feet of warranted roofing.
Most commercial roofs do not fail all at once. They fail at a clogged drain, an open seam, a pitch pocket that dried out two summers ago. Those are cheap to fix in April and expensive to discover in a January storm.
A WeatherReady™ maintenance program puts a certified technician on your roof on a schedule, catches those items while they are small, and gives you a written record for your files and your warranty.
When does a commercial roof need a maintenance program?
- Roof is more than five years old or out of its installer's workmanship warranty
- Manufacturer warranty requires documented periodic inspections (most do)
- Rooftop HVAC, solar or telecom work has been done since the roof was installed
- Ponding water, debris at drains, or staining on interior ceiling tiles
- Multiple buildings and no single record of roof condition across the portfolio
What is included in a WeatherReady™ maintenance visit
- Full walk of the field, perimeter, penetrations, and terminations
- Drain, scupper and gutter clearing so water leaves the roof
- Seam probing and repair of open laps, splits and punctures
- Sealant renewal at pitch pockets, flashings and counterflashing
- Photo report with a roof plan, condition rating and prioritized repair list
- Budget forecast so capital replacement is planned, not forced

Roof Maintenance questions, answered
How often should a commercial roof be inspected?
Twice a year is the industry standard: once after winter and once after the fall leaf drop, plus after any severe storm or rooftop trade work. Roofs over 15 years old or with heavy rooftop equipment often justify quarterly visits.
Does maintenance keep my manufacturer warranty valid?
In most cases, yes. Manufacturers such as Elevate (Firestone) and Carlisle require the owner to perform and document regular inspections and maintenance. Our reports are formatted to satisfy that requirement.
Can you maintain a roof you did not install?
Yes. We maintain roofs of every age and system type: TPO, EPDM, PVC, modified bitumen, built-up and metal. The first visit includes a baseline condition assessment.
What does a maintenance program cost?
Pricing depends on roof area, system type, rooftop equipment density and visit frequency. Most owners find a program costs a fraction of a single emergency repair and interior cleanup. We quote after a no-cost initial inspection.
